Bali Property Developer Review: Breig Properties
Today we are going to review of Bali property developers with one of the most well-known and frequently requested companies on the market — Breig Properties.
Breig Properties was founded in 2016, well before the pandemic, and has been actively operating in Bali for over 10 years. During this time, the developer had launched 18 real estate projects, 12 of which are already completed or at the final stage of construction. The company operates several offices in Canggu, one of Bali’s most popular areas.
From Villa Management to Property Development
Before entering into development, Breig originally worked as a villa management company (and they still do). This background is important. In Bali, the success of property investment largely depends on professional property management, especially in the short-term rental segment.

Developers with hands-on management experience usually understand:
- who are their client
- what they are looking for
- how to maximize occupancy
- and how to design properties for strong rental performance.
Most Breig projects are designed specifically for short-term (daily) rental, which gives them a clear competitive advantage in Bali’s resort real estate market.

Project Locations in Bali
While Breig initially focused on Canggu, in recent years the company has expanded to other promising locations across the island:
- Pererenan — Breig Elysium
- Nusa Dua — Edem and Edem 2
- Ubud — Garden Villa Ubud
The developer’s portfolio mainly includes villas and smart villas (townhouses). In this segment, Breig has shown strong results. According to available data:
- project delivery deadlines have been met,
- average occupancy exceeds 80%,
- estimated annual returns are above market average, typically 10%+ ROI.

Financial Stability and Sales Performance
Breig’s financial position looks stable. In Indonesia, bank financing for developers is limited, so the key factor is the availability of internal funds rather than borrowed capital.
Most units in Breig’s current projects are already sold:
- Breig Elysium is developed in phases, with only few units available at the time of writing.
- Edem and OASIS 3 show similar sales dynamics.
- Edem 2 the last project of the company, had great sales and at the moment most of the units are gone.
Garden Villa Ubud is a small boutique project with 4 villas, 3 of which are still available. While Ubud is less popular among investors compared to coastal areas, it has strong tourist traffic, so this does not create a serious financial risk for the developer.
Importantly, Breig does not use new presales to finance older projects, which is a strong indicator of reliability. No cash flow issues have been observed.
Legal Transparency
Breig has an in-house legal team that supports transactions when needed. The team provides documentation, participates in negotiations, and helps adjust contract terms with investors — an important factor for foreign buyers investing in Bali real estate.
Rental Income and ROI Expectations
One of Breig’s strengths is its realistic approach to investment returns. Thanks to its management background, the company has access to real operating data from completed projects. Investors can request these figures and use them as benchmarks.
Financial presentations usually show conservative and achievable projections. For example, the expected ROI for Edem 2 is around 14% per year under a realistic scenario. This is a good sign, as overly aggressive projections are often a red flag in property investment.
Breig also cooperates with the international hotel brand Marriott, and some of its villas are included in the brand’s listings. In 2024, the company received the Developer of the Year award.
At the time of writing, Breig offers a promotion for Elysium:
- 25% down payment
- 30-month installment plan
This option can be attractive for investors with a limited budget or those considering property flipping.
Risks to Consider
There are also risks. Breig Elysium is the company’s first large-scale apartment project. Previously, Breig focused mainly on villas, so apartments are a relatively new product for the developer.
The average price is around $100,000 for a 25 m² unit (approximately $4,000 per m²). Whether this price is justified depends on the investor’s strategy, project quality, brand value, and location.
Overall, Breig projects are better suited for investment purposes, especially short-term rental income, rather than for personal residence on the island.

Breig Properties is a developer worth considering when looking at property investment in Bali. Strong local experience, on-time project delivery, transparent financial models, and a focus on rental performance make the company a solid and visible player in the Bali real estate market.
